Luxury home remodeling is a different discipline from a standard renovation, and not because of the finishes. It's because the tolerances are tighter, the lead times are longer, and the number of trades that have to hit their window in sequence roughly doubles. On a high-end Chattanooga project — Signal Mountain, Lookout Mountain, Riverview, or a historic property in Cleveland — the schedule is the product.
Why design-build matters here. In a traditional bid model, an architect draws, you tender the drawings, and the low bidder discovers on week three that the steel needed to open that wall doesn't fit the ceiling assembly. In a design-build model, the builder is in the room while the drawing is being made. At Rivco we price structure, mechanical routing, and millwork feasibility during design — so the number you approve is the number you build to, and change orders come from your decisions rather than from our surprises.
What a luxury remodel actually costs. In the Tennessee Valley, high-end residential renovation generally runs $350–$650 per square foot for interior scope, and $700+ where you're relocating structure, adding steel, or building custom cabinetry throughout. A luxury primary suite with a wet room and custom closet typically lands between $180K and $350K. A whole-floor renovation on a large home starts around $600K. Those numbers are honest ranges, not teasers — we would rather lose the project at the first conversation than at month four.
Lead times are the real constraint. Custom millwork is 12–20 weeks from approved shop drawings. Imported stone slabs are 8–14 weeks and need to be selected and tagged before layout is finalized. Specialty windows on a mountain property can run 16–24 weeks. On luxury work we place long-lead orders during design, not after permit — which is only possible when the builder is engaged early.
Living in the house during the work. Most of our high-end clients stay in place for at least part of the project. That requires real planning: negative-air containment, a dust-managed circulation path, a temporary kitchen, and daily site cleanup that is written into the contract instead of promised verbally. Ask any builder how they handle this before you ask about tile.
The warranty is the tell. Every Rivco project — luxury or otherwise — carries a two-year workmanship warranty in writing, and the superintendent who ran your build is the person who answers the warranty call. On a project of this size, that continuity is worth more than any single finish selection. If a builder won't put their warranty terms in the contract, you've learned what you needed to know.
